List Your Property in Dubai
Sell or rent out your apartment, villa or commercial unit through a RERA-licensed brokerage in Business Bay. We price it against real Dubai Land Department transactions, publish it legally with a Trakheesi permit, and put one named consultant on it from valuation to transfer.
No listing fee. No upfront charges. You pay only when the deal closes.
Licensed and verifiable
Makan Finder Real Estate L.L.C. — DET trade licence and RERA ORN. Check us and your consultant's BRN on the Dubai REST app before you sign.
Priced from DLD data
Your asking price comes from recorded transactions in your building, not from a flattering number designed to win the instruction.
Legally advertised
Every listing goes live with a valid Trakheesi permit number and a signed Form A. That is the law in Dubai.
One consultant, start to finish
The person who values your property runs the viewings, the negotiation, the NOC and the DLD transfer appointment.
What are you listing it for?
I want to sell
A resale in Dubai lives or dies on the first three weeks. We price against recorded comparables, prepare the property properly, list across every major portal on day one, and qualify buyers before they walk through your door.
I want to rent it out
We benchmark your asking rent against the Dubai Smart Rental Index so it does not sit empty, screen tenants on documents rather than promises, draft the Unified Tenancy Contract and register Ejari.
I want it managed
If you live overseas or simply do not want the phone calls, our property management service takes the unit end to end: tenant sourcing, rent collection, maintenance, renewals and Ejari.
How Listing Your Property With Makan Finder Works
1. Valuation, with the comparables attached
A consultant visits the property, or reviews it remotely if you are abroad. Within 48 hours you receive a written valuation showing the DLD-recorded sales or Ejari-registered rents we used, and a realistic price range rather than a single hopeful figure.
2. Form A and the listing agreement
Form A is the official RERA listing agreement between a property owner and a brokerage. We prepare it, walk you through each clause, and explain what an exclusive instruction changes versus an open one.
3. Trakheesi permit and preparation
We apply to the Dubai Land Department for the advertising permit every legal property advert in Dubai must carry, arrange photography, a floor plan and a video walkthrough, and write the listing copy in English and Arabic.
4. Launch across every channel that matters
Live simultaneously on Property Finder, Bayut and dubizzle, on makanfinder.ae, in our email brief to registered buyers and investors, and across our social channels — with the permit number displayed as required.
5. Qualified viewings and honest feedback
We check proof of funds or mortgage pre-approval before we book time in your home. You get a written weekly report: enquiries, viewings, offers, and what viewers actually said about the price.
6. Negotiation and offer
We put every offer to you in writing with the buyer's position behind it — cash or financed, timeline, chain, motivation — so you are deciding on the whole picture, not just the number.
7. Paperwork and transfer
Form F (the MOU), the buyer's deposit, the developer NOC, mortgage discharge if financed, and the transfer appointment at a DLD trustee office. For a lease: tenancy contract, cheque schedule, deposit, Ejari and handover.
8. After the deal
We do not disappear at handover. Reinvesting the proceeds, timing a second purchase, resolving service charge questions or arranging management — same consultant, same number.
Selling a Property in Dubai — What We Actually Do
Anyone can quote you a high number to win your listing. It costs them nothing and costs you months. We build a comparative market analysis from Dubai Land Department transaction records for units in your building and community, adjusted for floor, view, layout, condition and service charges. You see the comparables.
- Pricing built from transactions, not ambition — a written CMA from DLD records, with a Taqeemi valuation arranged where a mortgage or legal matter needs one.
- Presentation that survives a scroll — professional photography and a floor plan on every listing, drone or video where the property justifies it, staging advice where a small spend changes perception.
- Exclusive or open, explained honestly — exclusivity concentrates one agency's budget and gives you one accountable contact; an open instruction spreads your property thin and often at inconsistent prices.
- Off-market where discretion matters — tenanted units or a price you do not want the neighbours to see, circulated quietly to our own buyer and investor list first.
- The complications handled — mortgaged property, a tenant in place with a live Ejari, inherited or jointly owned units, sellers outside the UAE, off-plan assignments before handover.
- Rent set against the Smart Rental Index — the DLD's official benchmark, which also governs what you can legally charge on renewal.
- Tenants screened on documents — Emirates ID, passport and visa, salary certificate or trade licence, and previous tenancy history verified against the cheque schedule.
- Contracts and Ejari done properly — Unified Tenancy Contract, deposit, cheque schedule, maintenance responsibilities written in rather than assumed.
- Renewals and increases you can defend — we calculate what you are entitled to, serve the notice correctly, and keep the record that protects you if it is challenged.
- Vacancy management — snagging, cleaning, handover with meter readings, photographed inventory, and re-listing before the current tenancy ends rather than after it.
Renting Out Your Property in Dubai
An unregistered tenancy leaves you unable to enforce anything at the Rental Disputes Centre, and leaves your tenant unable to connect utilities or process a visa. We handle the paperwork so the lease is compliant from day one.

Why a Permit Number on Your Listing Protects You
Dubai regulates property advertising at the source. Before any brokerage can publish an advert for your property — on a portal, its own website, a billboard or social media — it must obtain an advertising permit from the Dubai Land Department through the Trakheesi system. The permit links that advert to a licensed brokerage, a registered broker, a valid title deed and your signed authorisation.
It proves the listing is yours
A permit cannot be issued without documented owner authorisation — which is exactly what stops your property being advertised by an agency you never appointed, at a price you never agreed.
It keeps the transaction clean
An advert published without a permit is not compliant, and a deal built on a non-compliant listing is a weaker position to be in if anything is later disputed.
It filters the market for buyers
Serious buyers and their agents increasingly check the permit before viewing. A listing without one signals a corner-cutting brokerage, and buyers price that risk into their offer.
Every property Makan Finder advertises carries a valid permit and a signed Form A. You can verify our ORN and your consultant’s BRN yourself on the Dubai REST app before you appoint us — and we would rather you did.
Listing From Outside the UAE
A significant share of Dubai property is owned by people who do not live here. You do not need to fly in to list, to sell or to let.
- Valuation and instruction handled over video call and email
- Form A signed and returned electronically where permitted
- Viewings conducted by your consultant with keys held securely
- A notarised Power of Attorney signed at a UAE embassy lets us handle the NOC, MOU and DLD transfer on your behalf
- Sale proceeds transferred to your nominated account, with the full fee breakdown provided in writing beforehand
- Reporting in your time zone, on WhatsApp or email
Why Owners List With Makan Finder
Dubai has tens of thousands of licensed brokers. The differences that actually affect your outcome are narrow, and these are ours.
We will talk you out of a bad price
Overpricing is the single most common reason a Dubai property sits unsold for six months and then sells below what it would have achieved in week two.
One consultant, not a rota
No handing you to a "listings team" after the valuation visit. The same name and the same number throughout.
Written weekly reporting
Enquiries, viewings, offers and the price feedback we heard — not a phone call that says "lots of interest".
Every advert is permit-backed
No shortcuts, and none of the phantom listings that make Dubai's portals frustrating for buyers and unproductive for owners.
We are here after the transfer
Reinvestment, a second unit, management on a property you keep — the relationship is not a single commission.
Communities We List In
Apartments, villas, townhouses, penthouses, plots, offices, retail units and full buildings. If your community is not listed, ask — coverage is broader than the shortlist.

Frequently Asked Questions
Form A is the official RERA listing agreement between a property owner and a licensed brokerage. It records the agreed price, the agreed commission and the marketing terms, and it is what legally authorises an agency to advertise your property. Without it, no brokerage can obtain an advertising permit for your listing.
No. There is no listing fee and no upfront charge. Photography, floor plans, portal advertising and the advertising permit are all covered by us. Commission is payable only on completion, at the rate written into your Form A.
On a sale, seller commission is commonly around 2% of the sale price plus 5% VAT, agreed in the Form A. On a lease, commission is commonly around 5% of the annual rent, and who pays it is negotiated between landlord and tenant. Commission is not fixed by law and is negotiable, particularly on higher-value properties.
Both are allowed. An exclusive instruction concentrates one agency’s spend and attention on your property and gives you a single accountable point of contact. An open instruction spreads it across several agencies, each investing less, and often results in your property appearing online at inconsistent prices — which encourages buyers to wait for the lowest. We will act on either basis.
A correctly priced apartment in an active community frequently attracts serious offers within the first few weeks, and a cash purchase can complete within roughly two to four weeks of the MOU being signed. A financed purchase generally takes longer because of valuation and bank approval. The variable that moves the timeline most is the asking price, not the marketing.
The No Objection Certificate is the developer’s confirmation that there are no outstanding service charges or other arrears on the property and that it has no objection to the transfer. You apply once an MOU is signed. Fees are typically in the AED 500 to 5,000 range depending on the developer, and processing commonly takes around five to seven working days.
Yes. The outstanding balance must be settled before the title can transfer, coordinated between the banks, the trustee office and the Dubai Land Department. This is a routine transaction in Dubai — it simply adds steps and time, which we build into the timeline from the outset.
Yes. If the buyer is an investor, the existing tenancy transfers with the property. If the buyer intends to move in, Dubai’s tenancy law requires the correct notice to have been served on the tenant, in the correct form and within the correct timeframe. Getting this wrong is expensive, so raise it with us before you list.
There is no capital gains tax on property sales in the UAE and no tax on rental income for individual owners. Your costs are the transaction fees set out above.
Yes. Valuation, instruction and reporting can all be handled remotely, and a notarised Power of Attorney signed at a UAE embassy or consulate lets us complete the NOC, MOU and DLD transfer on your behalf.
Search our ORN and your consultant’s BRN on the Dubai REST app or the Dubai Land Department website. We will give you both numbers before you sign anything.
