Buying from a developer in Dubai
Does it cost more to buy through Makan Finder than direct from the developer?
No. Off-plan prices are fixed by the developer's price sheet and are identical whichever door you walk through. The developer pays the brokerage, which is why buyer-side commission on off-plan is zero.
Which developer is best for investment?
There is no single answer — it depends on your holding period. Master developers like Emaar and Nakheel carry the deepest resale demand and the tightest supply. Value developers like Danube deliver higher gross yields on lower tickets but sit in areas with more incoming supply. We quote yields net of service charge so the comparison is real.
What is a typical off-plan payment plan?
Most Dubai developers run 20% on booking, 40–50% across construction milestones, and the balance on handover. Post-handover plans stretch 1–3 years after keys. Danube's 1% monthly structure is the outlier that made the format popular.
Is my money protected before handover?
Yes, if the project is registered. Every off-plan project in Dubai must hold a DLD-supervised escrow account, and instalments are released to the developer against verified construction progress. We check the escrow account and permit number before you transfer anything.
Can a non-resident buy from these developers?
Yes. All the communities listed here are freehold, open to any nationality with no residency requirement. Purchases above the current threshold also qualify the buyer for a UAE property investor visa.
